Co-developers MorningStar Senior Living and Confluent Development have broken ground on a new senior living community in West Des Moines, Iowa. With an anticipated completion of November 2017, and an information center onsite by March 2017, the project will open under the name MorningStar Senior Living at Jordan Creek, delivering 85 suites for assisted living and memory care.

Located at South 60th and Village View Drive, the 71,643-square-foot development will feature 56 suites for assisted living and 29 suites devoted to the individualized care of those with memory impairment.

MorningStar at Jordan Creek will offer studio, one-bedroom and two-bedroom suites, ranging from 340 to more than 1,200 square feet on two stories along with a variety of common areas and courtyards.

MorningStar’s 18th ground-up development, this project represents another joint venture between affiliates of MorningStar Senior Living, a Denver-based senior living developer and operator, and Confluent Development, a Denver-based development and investment firm.

Construction is set to begin at HarborChase of Wildwood, a new 90,800-square-foot local assisted living and memory care community. Scheduled to officially open its doors in October of 2017, the luxury retirement community will serve the needs of seniors and families in and around the Wildwood area of Florida with 66 assisted living and 26 memory care apartments ranging from 372 – 674 square feet.

HarborChase of Wildwood will be managed by Harbor Retirement Associates (HRA), a regional senior living development and management company based in Vero Beach, Fla. HRA is partnering on the project with Denver-based Confluent Development, a leading full-service real estate investment and development firm that owns and develops ground-up commercial real estate throughout the United States.

HarborChase of Wildwood will be Confluent Development’s eighth senior housing development in the U.S. and first partnership with HRA. Local firms involved with the project include Proctor Construction, O’Keefe Painter Architects and Farner Barley Engineering.

HRA is committed to anticipating the needs of a new generation of seniors, with innovation being a recurring theme in all community designs. Confluent is developing Cappella of Grand Junction, a new, innovative Assisted Living and Memory Support community will celebrate the start of construction with a groundbreaking on Wednesday, June 29 at 3 p.m. Located at the corner of 26 1/2 Road and Horizon Drive near St. Mary’s Hospital and Regional Medical Center, the senior living community will feature 40 assisted living and 26 memory support apartment homes and is anticipated to open spring of 2017.

Cappella Living Services (CLS), formerly Christian Living Services, a Colorado-based senior living organization partnered with Denver-based Confluent Development, LLC for the development of Cappella of Grand Junction. CLS has a strong track record in providing exceptional senior care living and services for 44 years in Colorado.

In assisted living, the community will offer private studio suites and one-and- two bedroom apartment homes and in memory support large, private studio suites. It will feature 25,000 square feet of space dedicated to community living and will include a state-of-the-art fitness center, an art studio, a bistro, a full-service salon and spa, an educational series room, and more.

Cappella of Grand Junction was designed by Rosemann and Associates, LLC Architectural Firm and will be built by Bradbury Stamm Construction.

A needs assessment survey conducted by CLS looked at aging trends in Mesa County, including the growing baby boomer generation, and concluded there is a need for additional assisted living and memory support services in the region.

Cappella of Grand Junction expects to employ approximately 45 people, including nurses, physical therapists, senior care- givers, building maintenance, housekeeping, dining services and other support staff.

Confluent Development with the assistance of the City of Wheat Ridge, assembled four parcels with separate owner-ships to create Kipling Ridge Marketplace. The new project replaces a dilapidated cluster of predominantly vacant buildings that had become an eyesore to the community and lacked any significant retail sales tax generation to the city. In addition to a new Sprout’s, and a redeveloped Starbucks, Confluent Development is building a 5,000 square foot retail building adjacent to Starbucks that will be available in early 2016 for fast-casual restaurants and retailers.

As a component of the redevelopment, Confluent Development provided significant public improvements that included removal of various blighted buildings and an upgrade to the road system surrounding the project: widening Kipling, improving 38th Street along with street lights, and adding decorative project lighting. Confluent also installed a new storm drainage system to replace the aging system.

Wheat Ridge has served as an excellent partner, providing the support and vision to allow Confluent Development to bring this exciting new project, featuring Sprout’s Farmers Market to the west side of Denver.

Located in the Riverfront neighborhood in Denver, this 10-story building is walking distance from Denver Union Station, the Cherry Creek Bike Trail, and the LoDo and LoHi neighborhoods.

This transit-oriented multi-family development offers convenience with public transit options including the city’s trail system and buses. Verve is also close to downtown Denver restaurants, retail, entertainment and other urban amenities.

Verve has 285 units and is a 428,000-square-foot luxury apartment building featuring 4,000 square feet of retail space on the ground level. Building amenities include:

  • balconies with mountain views,
  • a gallery-style lobby,
  • three levels of underground parking,
  • a fitness center,
  • a mezzanine with kitchen and

When Office Depot needed to build a new 15,565 square foot store in Texarkana, TX on a tight timeframe, they chose Confluent Development. Office Depot had only eight months remaining on an existing lease and needed to downsize and relocate the store to a better location.

Confluent and its preferred general contractor, The Hatch Group, prepared and submitted a budget for Office Depot’s review and approval.

Office Depot awarded Confluent the project and Confluent immediately engaged in contract discussions with the landowner. Confluent executed a purchase and sale contract with the seller, executed a lease, and was able to create full plans for submittal to the City for review. During the entitlement process, Confluent identified an unrecorded encroachment by the adjacent landowner.

From the initial meeting with the city of Texarkana to receipt of final permits, the entitlement period was 81 days and the total ground-up construction schedule from ground breaking to delivery was 88 days. Office Depot opened the store on July 22nd, 2013, as scheduled. From the day Confluent received the project, the total development process took 198 days, the fastest store delivery in the twenty years that Rosalie Ferran, Senior Real Estate Director, has been with Office Depot.

As part of the Kipling Ridge redevelopment at 38th & Kipling in Wheat Ridge, CO, we have built our first Starbucks project. Having assembled over six acres for the property redevelopment, including a property occupied by a Starbucks Café, Confluent had the opportunity to increase Starbucks’ visibility and add a drive-through component as a critical part of the redevelopment.

Confluent successfully permitted, entitled and constructed a brand new best-in-class 2,200 square foot Starbucks facility. Confluent is now working with Starbucks on a variety of projects in Colorado and other Western states.

Confluent Development is partnering with Taco Bueno in a Reverse Build-To-Suit program as they work to enter the Colorado market in 2015-2016.  Confluent purchased the property and assisted in the opening of Taco Bueno’s first Colorado site on N. Academy Blvd. in Colorado Springs.  We have created a pad in a larger acre development at Dublin & Tutt for their 3rd opening and we will continue to support Taco Bueno to ensure a successful roll-out in the Colorado market.

Over the past eight years, Confluent Development has completed ground-up build-to-suit sites for Verizon in the Midwest, including projects in Missouri, Illinois and Kentucky.  The projects have been a mix of freestanding and multi-tenant buildings.

Confluent Development currently has two free-standing projects under development in Ohio for Verizon Wireless.

 

Confluent Development completed the aggressive task of developing 11 new ground-up build-to-suit Walmart Neighborhood Markets in Virginia and Oklahoma in the total time of 20 months from start of assignment to delivery of the final store.

This development project featured Walmart’s prototypical neighborhood market stores and fuel centers on all sites.  All sites included a multitude of complicated municipal entitlements including rezoning, extensive public improvements, neighborhood cooperation, and acquisition of surplus property to accommodate our client’s building designs to name a few.  The total project investment for the 11 stores exceeded $120M, all of which were free-standing stores.

Confluent Center 70 is a 133,500 SF, Class A Industrial building with front parking and front loading capability. The site has immediate highway access via Chambers Road and prominent visibility on I-70 from the East and West.

The project is estimated to deliver in the fourth quarter of 2016.

Granite Place at Village Center at DTC is a 10-story, energy-efficient office tower to be built on a key site along the Denver-area southeast corridor. Granite Properties and Confluent Holdings are partners in the 300,000 SF office building, to be located near Interstate 25 and Arapahoe Road in the Village Center area of Greenwood Village.

Granite Place is a Class A office building within walking distance from the Village Center light rail stop and is close to numerous existing restaurants, retailers and other office buildings in Village Center.

Granite Place’s infill location will offer highway visibility, as well as one-turn access to I-25 via Orchard or Arapahoe Road. Confluent Development is pursuing LEED certification for the project. The project broke ground in February 2016. Construction of the first phase, 300,000 SF, class AA, of the two-phase development is expected to be complete by March 2017.

Confluent Development was hired by Centennial Auto Leasing & Sales as the company’s single point of accountability in the development, design and construction of the company’s new Englewood location.

The 35,000 square foot office and showroom space accommodates Centennial Leasing’s 60+ associates, and provide an enhanced vehicle experience for their individual and commercial customers throughout the region.

With Centennial facing a lease expiration, the Confluent team worked with its designers and Arapahoe County agencies to accelerate entitlements, permitting, and construction to achieve an April 2015 occupancy.

This build-to-suit commercial real estate development offers expanded vehicle storage opportunities, enhanced access, and prominent visibility for the 30-year old company.

Confluent broke ground in Feburary 2015 on Mikron Automations’ regional corporate headquarters in the Potomac Technology Center. A division of the Mikron Group, Mikron Automation is one of the world’s leading manufacturers of customized automation solutions for high-precision assembly and testing of products up to hand-size.

By expanding its US operations in their 70,000 sf assembly and testing facility, Mikron significantly increases their US presence.

Mikron’s new building increases its production capability by 30% with additional land on the site for future growth. The new building allows Mikron to further strengthen its presence as a strategic partner with current and future US customers. The new building fosters process improvement and supports flexibility for the assembly of Mikron Automation’s systems.

The enhanced working environment benefits Mikron employees as well, with a work environment that focuses on more efficient work flow and flexible configurations as their product focus adapts to each client. Building occupancy is slated for September 2015.
